Step by step

Six stages, one team

The design, permits, build and setup overlap wherever they can, which is how we hand over a finished home in months instead of years.

  1. 01

    Week 1

    Free consultation

Tell us about your land, your budget and how you plan to use the home. We check your site against local zoning rules and satellite imagery, then recommend the models that fit.

    • A 30-minute call or a visit to our workshop
    • A first look at zoning, access and utilities
    • A ballpark budget for the whole project
  2. 02

    Weeks 1 to 3

    Design and fixed quote

Choose your model, finishes, cladding and window layout with our design team. You receive a 3D walkthrough and a fixed-price quote covering the build, delivery and setup.

    • 3D walkthrough of your home
    • One fixed price for the build, delivery and setup
    • A 10% deposit reserves your build slot
  3. 03

    Weeks 2 to 8

    Permits and site prep

We supply stamped engineering drawings and help with the permit application for your city or county. Meanwhile, your local contractor prepares the foundation and runs utilities to the pad, following our site plan.

    • Stamped drawings for your permit application
    • Foundation plan and contractor referrals
    • Utility layout for water, power and sewer or septic
  4. 04

    Weeks 4 to 14

    Workshop build

Your modules are cut, reinforced, insulated, wired, plumbed and finished indoors, away from rain and heat. You get photo updates every week and you are welcome to visit.

    • Weekly photo updates
    • Quality checks at every stage of the build
    • A final walkthrough at the workshop before delivery
  5. 05

1 to 3 days on site

    Delivery and setup

We truck your home to your land and crane it onto the foundation. Our crew joins and seals the modules, connects water, power and sewer, and finishes the exterior details.

    • Transport and crane included in your quote
    • Modules joined, sealed and weatherproofed
    • Utilities connected at the home
  6. 06

    Final week

    Inspection and move-in

After the final inspection we walk you through every system, hand over the keys and register your 10-year structural warranty.

    • Support with the final inspection
    • A home manual and a walkthrough of every system
    • Your 10-year structural warranty, registered

Foundations

Three ways to set your home on the ground

We design the foundation for your soil, slope and model, then send the plan to a local contractor. Most of our homes sit on piers.

Concrete piers

Concrete columns at set points under the modules. Fast, affordable and ideal for sloping or rural sites.

Best for: Single-story homes and sloping sites

02

Perimeter footing

A continuous concrete footing around the edge with a ventilated crawl space underneath, so plumbing stays easy to reach.

Best for: Multi-module and two-story homes

03

Slab on grade

A flat concrete slab the home sits directly on. It costs more, but suits flat sites and patios at the same level as the floor.

Best for: Flat lots and homes with level patios

Process questions

The practical details

Answers about setup day, site access, workshop visits and your warranty.

How long does setup take on my land?

Most single-module homes are set and connected in a day. Multi-module and two-story homes take two to four days, depending on the crane and how many modules are joined on site.

What does my site need for delivery?

A firm, clear route about 14 ft wide and 14 ft high for the truck, and room for a crane near the foundation. We check access during your free site review and plan around tight spots.

Can I visit the workshop during the build?

Yes. You are welcome to see your home at any stage. We also send photo updates every week, and you do a final walkthrough at the workshop before delivery.

What does the warranty cover?

The steel structure is covered for 10 years, the roof and building envelope for 5 years, and fixtures, appliances and systems for 1 year or the manufacturer's warranty, whichever is longer.
